Loft Home 2 level 2 bedroom 2 bathroom built on tricky small site

What problem did the client need help with?

Our Client was looking to create an additional home and income and subdivided a large site which is on a seperate title adjacent to their own property. This area was one that came with it’s own set of challenges due to the rocky nature of the site. There was a considerable amount of problem solving before we were able to start this property but as you can see the end result is fantastic and due to the area being one of a heritage site the property had to follow more specific guidelines. There are still two additional sections that have the potential to build on.

What was the process we took to solve it?

The proposed project, needed resource consent as it was in the flood plain of a flood prone area and there was also geological issues being at the base of the mount. We required hydrology to identify the height of the 100 year flood plain and needed Geotech for a solution to the steep hill site directly behind it. Resource consent was also required, because it is a heritage and character zone.

What was the end result?

This property is a very compact building that blends in well with it’s surroundings by incorporating the classic features of the heritage homes surrounding it.
