secondary dwellings / small Homes can only be built IN the following zones under the auckland unitary plan; MIXED HOuSING SUBURBAN, MIXED HOUSING URBAN and terraced housing & apartments
Built on existing titles there is no maximum size but a minimum of 30m2.
They are generally sub-dividable, however this must be well planned for right from the start.
These are homes and include; living, kitchen, sleeping, and bathroom areas. They can be built adjoining to, within, or separate from the existing home. We even build them on top of garages and/or as part of home extensions.
Utility services (power, water, telecom etc) can be sourced from the existing home (using check meters for accountability) however these must be independent when sub dividing.
Up to 3 dwellings per site are permitted without resource consent, provided they comply with all planning requirements.
One particular difference between the mixed housing suburban versus urban is the number of storeys allowed, (2 in suburban & 3 in the urban zone).

One bedroom, kitchen, bathroom & living upstairs (42m2) plus a separate downstairs garage for the main home that didn’t have one prior. Great use of a large site adding both functional and additional living areas.

Client was looking to create an additional home and income and subdivided a large site which is on a seperate title adjacent to their own property. This area was one that came with it’s own set of challenges due to the rocky nature of the site.
